The HOA budgets capital improvements to its four lighted tennis courts, heated saltwater pool, and clubhouse through periodic reserve studies from Association Reserves, the San Diego-based provider that benchmarks replacement schedules for recreational infrastructure across Southern California condo associations. Six floor plans range from single-level flats to two-story townhomes, each with a private balcony; recent unit renovations have introduced hardwood flooring, updated cabinetry, and in-unit laundry to the original mid-century layouts. Common-area amenities beyond the courts include gender-separated steam rooms, a sauna, a fitness room, gas-grill picnic stations, and a children's playground—all enclosed within a gated perimeter with dedicated resident and guest parking.
