Recognized by the EPA as a national smart-growth case study and winner of the 1991 AIA Urban Design Award, Uptown District occupies a 14-acre mixed-use development along Vermont St in Hillcrest. The project anchors 145,000 square feet of commercial space including tenants such as Ralphs Fresh Fare, which serves as the retail center's primary grocery destination. A total of 318 residential units sit above and adjacent to the retail floors, achieving a density exceeding 20 units per acre in a walkable, transit-adjacent format. Community organizations and private events use the on-site 3,000-square-foot gathering space, with overflow capacity available at nearby venues like Hillcrest Loft. The development restored pedestrian-scale street grids to a former department store site and added a pedestrian bridge connecting Hillcrest to University Heights across a canyon.
