Studio MAR in Encinitas's Leucadia district has designed mixed-use infill projects along Coast Highway 101 since the firm's founding in 2014 on Vulcan Avenue. The 13,000-square-foot SurfLofts project integrates 13 residential units above 3,200 square feet of ground-floor commercial space, a density model that dovetails with the design-build execution COAT Design Remodel brings to similar coastal infill sites. A separate 8,000-square-foot mixed-use building at Second and West G Street combines nine residential units with 2,400 square feet of street-level retail, using split-volume massing to preserve pedestrian scale on the 101. Landscaped roof terraces at staggered elevations define the studio's bioclimatic strategy, engineering cross-ventilation corridors that reduce mechanical cooling loads in Encinitas's coastal microclimate. Site-grading and hardscape integration on those terraced volumes requires landscape-engineering coordination with Bradley Landscape Development, which executes the planting and drainage plans the studio specifies. Each project undergoes City of Encinitas Design Review Board evaluation under Municipal Code Chapter 23.08, with coastal-zone submissions adding California Coastal Act Section 30250 density and Section 30251 visual-resource compliance layers.
