San Diego Square in downtown San Diego's East Village provides 156 units of income-restricted senior housing at 1055 Ninth Avenue, built in 1980 on Broadway between Ninth and 10th Avenues and preserved as a 55-year affordability-covenant property. The complex is owned and managed by Housing Development Partners, the nonprofit affordable-housing developer that acquired San Diego Square through a $17.8 million multifamily housing revenue note authorized by the San Diego Housing Commission. Eligibility is restricted to seniors aged 62 and older with household incomes at or below 50 percent of the area median income, a threshold administered through the Low-Income Housing Tax Credit program. A major renovation — the first since the building's original 1980 construction — upgraded unit interiors, common areas, and building systems to extend the property's functional lifespan under its long-term affordability restriction. The complex sits within walking distance of trolley and bus lines, positioning residents near the broader East Village senior-services corridor that includes Horton House and other age-restricted housing. The most structurally complex phase of the renovation was the system-wide mechanical and plumbing upgrade across all 156 occupied units, executed in stages to avoid displacing residents during construction.
